AC mold and damp smell, DIY or call management?« Back to Previous Page

The AC in my apartment seems to be blowing out a weird, damp smell that’s getting stronger, and I’ve just found patches of black mold all along the seal of my bedroom window in Downtown. We’ve lived here for 2 years and just noticed this, probably because the humidity has been so intense lately. What’s the most effective way to deal with this myself, or should I call my building management first?

Based on your description of a strong, damp smell from the AC and visible black mold on the window seal, this is a situation that requires immediate and professional attention. The combination indicates two separate but related issues: microbial growth within your AC system and condensation-related mold on a cold surface, both of which are extremely common in Dubai due to the high ambient humidity and year-round reliance on air conditioning.

For the AC unit, a DIY cleaning of the visible interior parts is insufficient. The damp smell is caused by mold and bacteria proliferating in the evaporator coils and drip pans, areas you cannot access or properly treat without specialized equipment and EPA-approved biocides. Attempting to clean it yourself can aerosolize spores, spreading contamination throughout your apartment. This is a matter for your building's Facilities Management. By Dubai law (Dubai Municipality regulations), the maintenance of central AC systems is typically the building owner's responsibility. You should report the issue to them immediately and request a comprehensive HVAC hygienization performed by a certified company.

The mold on the window seal is a result of condensation, where the cold glass meets the warm, humid air. While you can clean small, visible patches with a solution of detergent and water, the fact that it's "all along the seal" suggests a more significant moisture issue. Simply wiping it away will not address the root cause, and the mold will return.

Given the extent you've described, a professional inspection is strongly recommended to assess the full scope of the contamination in both the AC and the apartment structure. We at Saniservice specialize in this exact scenario, using thermal imaging to find moisture sources and air sampling to identify spore types and concentrations.
