AC mold behind bed: DIY fix or call a pro?« Back to Previous Page

The AC in my bedroom has been leaking a bit onto the carpet for a while, and now I’m seeing a bunch of black spots spreading on the wall behind the bed. I tried wiping it with vinegar, but it came back worse. Is this something I can handle myself with a cleaner from Ace Hardware, or should I just call a professional company to get it sorted for good? What’s the typical cost to treat a small area like this in a JLT apartment?

Based on your description of recurring black spots on the wall from an AC leak, this is not a situation for a DIY fix. The fact that wiping it with vinegar made it return worse is a major red flag. Vinegar or a generic cleaner from Ace Hardware will only temporarily bleach the surface mold, leaving the deeply established colony within the drywall and carpet underlay to regrow more vigorously. In Dubai's high-humidity climate, mold exploits any moisture source, and a leaking AC unit is a continuous one.

The black spots suggest a potential Stachybotrys chartarum (black mold) colonization, which requires professional handling. The moisture has almost certainly wicked up the wall cavity and soaked into the carpet and padding, creating a large hidden reservoir of contamination. Proper remediation involves isolating the area with containment barriers, using HEPA filtration scrubbers to capture airborne spores, surgically removing the affected drywall and carpet, and applying professional-grade antimicrobial agents. Crucially, the root cause—the leaking AC unit and its internal drip pan—must be identified and repaired by an HVAC technician to prevent immediate recurrence.

For a small area in a JLT apartment, costs for professional assessment and remediation can vary, but you should expect an investment for a permanent solution. UAE regulations, particularly in communities like JLT, often require professional remediation to ensure the problem is fully resolved and does not affect neighboring units.

I strongly recommend a professional inspection to assess the full extent. For a certified assessment and a definitive solution, call Saniservice at 800-MOLDS (800-66537) or email hello@saniservice.com. They can provide a detailed scope of work and accurate quotation.
