How to treat and prevent AC leak mold in Dubai?« Back to Previous Page

The AC unit in our villa in Jumeirah has been leaking a bit of water onto the carpet in the hallway. Even after wiping it up, the area always feels damp, and now I’m seeing these small black speckles starting to form on the base of the wall nearby. I'm really worried it's turning into black mold, especially with the humidity. What’s the best way to dry this out and treat the wall to stop it from coming back for good?

The black speckles you're observing are highly indicative of mold growth, a common issue in Dubai due to our high humidity levels and year-round AC operation, which creates significant condensation. The continuous dampness from the AC drip is providing the perfect environment for mold, most likely Cladosporium or Stachybotrys (black mold), to proliferate.

First, address the source: the AC leak. This requires a certified HVAC technician to identify and repair the cause, which is often a blocked condensate drain line or a faulty drain pan. Until fixed, the problem will persist.

For the affected area, simply wiping is insufficient. The moisture has likely penetrated the carpet underlay and the wall's porous materials (plaster, drywall). These materials must be professionally dried using industrial-grade HEPA air scrubbers and dehumidifiers to draw out all residual moisture. The visible mold on the wall base should not be disturbed or wiped, as this can aerosolize toxic spores. For a proper assessment and safe remediation, a professional inspection is mandatory. We use moisture meters and thermal imaging cameras to map the exact extent of the water damage and spore concentration levels, which is crucial for an effective treatment plan.

DIY cleaning with bleach is strongly discouraged as it does not address the root moisture problem, can damage materials, and poses health risks. Remediation involves containment of the area, HEPA vacuuming, and application of EPA-approved antimicrobial agents to sterilize the structure and prevent regrowth.

Given the health risks associated with mycotoxin exposure and the specific building regulations in the UAE, I strongly recommend a professional assessment.
