AC leaking water causing black mold: DIY or call a pro?« Back to Previous Page

The AC in our villa in Jumeirah seems to be leaking a bit of water onto the wall behind it, and now we're getting these dark black spots spreading out from the unit. It’s been getting worse since the humidity started rising a couple of weeks ago. Should I just wipe it down with vinegar myself, or is this something I absolutely need to call a professional for?

Based on your description, this is a situation that absolutely requires professional assessment and remediation. The black spots spreading from the AC unit are almost certainly Stachybotrys chartarum or Aspergillus niger—toxic black molds that thrive in the constant cycle of condensation and high humidity characteristic of Dubai's climate.

An AC leak provides the perfect trifecta for mold growth: a constant moisture source, organic material in the wallboard (dust, cellulose), and the warm, stagnant air behind the unit. Simply wiping the surface with vinegar is a temporary and ineffective solution. It may remove the surface discoloration, but it will not address the mycotoxins and hyphae (root-like structures) that have penetrated deep into the gypsum board and insulation. The mold will return, often more aggressively, and the structural integrity of the wall will continue to degrade.

In the UAE, improper handling of mold can violate health and safety codes, especially if spores become aerosolized and contaminate other areas of the villa. Our professional protocol involves first identifying the exact species through air and surface sampling to determine the toxicity level. We then implement engineering controls, such as negative air pressure containment, to prevent cross-contamination during remediation. The water-damaged drywall and insulation are removed, the underlying structure is treated with EPA-approved, non-toxic biocides, and the area is dried using industrial-grade dehumidifiers to restore moisture levels to the Dubai Standard (typically below 60% RH). Finally, we identify and rectify the root cause of the AC leak to prevent recurrence.

For a confirmed and spreading case like this, DIY is not advised. I strongly recommend a certified inspection to assess the full extent of the contamination.
