How to fix AC leak and clean black mold spots?« Back to Previous Page

My AC unit in the bedroom has been leaking a little bit of water onto the carpet, and now I’m starting to see these small black spots in the corner behind the curtain. It’s been super humid lately and I’m worried it’s mold. What’s the best way to clean this myself and what can I do to stop the AC from leaking and prevent it from coming back?

Based on your description, you are likely dealing with mold growth caused by the AC condensate leak and the high ambient humidity typical of the Dubai climate. This is a very common issue here due to our year-round reliance on AC systems and the condensation they produce.

First, address the source: The AC leak. This is often caused by a clogged condensate drain line. Locate the PVC drain pipe exiting your indoor unit. You can attempt to clear it by pouring a mixture of warm water and vinegar down the access point. If the leak persists, the issue could be a damaged drain pan or a refrigerant leak, which requires a certified HVAC technician to resolve.

For the small black spots on the carpet, immediate action is needed. Wear an N95 mask and gloves. For a small area, a solution of white vinegar or a specialized EPA-approved mold cleaner (avoid bleach, as it only removes the color and not the root structure) can be applied. Scrub the area thoroughly, then allow it to dry completely using fans and a dehumidifier. The carpet backing and padding underneath are likely saturated and may need to be cut out and replaced to prevent regrowth.

However, it is critical to understand that what you see on the surface is often just the tip of the iceberg. The moisture has likely penetrated deep into the building materials. DIY cleaning only addresses surface contamination and does not guarantee the underlying mold is eradicated. Improper handling can also aerosolize spores, spreading the contamination.

For a definitive assessment and safe, guaranteed remediation, a professional inspection is strongly recommended. Our certified experts at Saniservice use thermal imaging cameras to identify hidden moisture and conduct air and surface sampling to determine the spore count and species, which is vital for planning an effective remediation strategy in accordance with Dubai Municipality guidelines.
