Kid-safe mold removal for bathroom with toddler?« Back to Previous Page

My bathroom in my Jumeirah apartment has had this musty smell for weeks, but I just pulled back the silicone sealant around the shower and found a ton of black mold growing underneath it. I’m really worried because my toddler takes baths in there. What’s the most effective and kid-safe way to kill this mold for good, and should I get my building’s maintenance involved?

The discovery of black mold (Stachybotrys chartarum is a possibility) beneath silicone sealant is a serious concern, especially with a toddler in the home. In Dubai's climate, the constant high humidity and year-round air conditioning create a perfect storm for such hidden growth, often due to micro-leaks or condensation trapped behind the seal.

For a kid-safe, effective, and permanent solution, I strongly advise against DIY chemical treatments. Store-bought bleach or fungicides only address surface discoloration and release harmful VOCs, which are dangerous in an enclosed bathroom for a child's respiratory system. They also fail to address the root moisture problem and the hyphal roots penetrating the porous grout and substrate beneath.

The only professional-grade, non-toxic method we use is dry ice blasting. This process sublimates solid CO2 pellets at high pressure, effectively shattering the mold's structure and lifting it from the surface without chemicals, water, or residue. It is completely safe for occupants and the environment. Crucially, the old silicone must be completely removed, the underlying area treated, and a new, high-quality mold-resistant silicone sealant applied to prevent immediate recurrence.

Given the extent you describe, a professional inspection is mandatory. We must identify the exact moisture source—be it a plumbing leak from adjacent apartments, failed waterproofing, or chronic condensation—which is beyond a resident's scope. Under Dubai regulations (Dubai Municipality Health & Safety Code), building maintenance is responsible for structural and common element issues. You must involve them immediately, as the leak source may originate from another unit.

For a certified inspection and safe remediation using advanced techniques like dry ice blasting, please contact our specialists. Call 800-MOLDS (800-66537) or email hello@saniservice.com to schedule an assessment. Your toddler's health is not worth the risk of an incomplete removal.
