How to clean mold in closet and check for leak?« Back to Previous Page

We've lived here for 2 years and just noticed a patch of black, fuzzy mold in the corner of our master bedroom closet where we store our winter clothes. It's on the wall that faces the outside, and I'm worried it's been spreading slowly since last winter. What's the best way to clean this ourselves, and should we call the building management to check for a leak?

Based on the description of a black, fuzzy patch on an external wall, this is a classic presentation of a mold issue here in Dubai. The external wall is a prime location for thermal bridging and condensation, especially when the year-round AC creates a significant temperature differential with the hot, humid outdoor air. Storing textiles like winter clothes in this environment provides an organic food source, accelerating growth.

For a small patch (under 1 square foot), you can attempt to clean it yourself. Wear an N95 mask and gloves. Do not dry brush, as this aerosolizes spores. Instead, lightly mist the area with a 3:1 water-to-white vinegar solution to suppress spores, then wipe clean with a disposable cloth. Discard the cloth immediately. However, this only addresses the symptom, not the cause.

You absolutely must inform your building management or landlord immediately. Under Dubai's rental laws and health regulations, structural integrity and water ingress are the responsibility of the property owner. They need to commission a professional leak detection survey to identify the source of moisture, which could be a leaking pipe, capillary action from a slab leak, or failed external waterproofing. A simple internal patch will fail if the moisture source isn't rectified.

Given that the mold has likely been growing for a season, there is a high probability of hidden growth within the wall cavity. DIY cleaning is insufficient in this scenario. A professional inspection, including moisture mapping and possibly thermal imaging, is critical to assess the full extent. For a thorough assessment and a remediation plan that complies with Dubai Municipality guidelines, I strongly recommend contacting our specialists at Saniservice.
