How to permanently remove black mold after AC leak?« Back to Previous Page
|
The AC in my bedroom closet has been leaking a bit, and now I've found a patch of black mold on the back wall and on some of my shoes. We've had the maintenance guys from the building fix the leak, but they just wiped the wall down and the smell is still there. What's the best way to completely remove this mold for good and stop it from coming back, especially with our humidity?

The mold you're describing is a common issue in Dubai, particularly due to our high humidity and year-round AC use, which creates persistent condensation problems. The maintenance team's wipe-down is insufficient; it addresses only surface spores, leaving the mycotoxins and root structure (hyphae) embedded within the porous wall material and your shoes.
For permanent removal, a technical remediation protocol is required. First, the area must be isolated with polyethylene sheeting to prevent cross-contamination. The affected drywall is likely compromised and should be carefully removed and bagged for disposal. All porous materials, like the shoes, may be unsalvageable and should be discarded. The remaining subsurface area then requires abrasive cleaning with HEPA-vacuum-assisted sanding, followed by an application of an EPA-approved antimicrobial agent, not just a bleach solution, to neutralize the organism at its root. Finally, a mold-resistant primer should be applied before repainting. Crucially, the AC unit and drip pan must be professionally cleaned and sanitized to eliminate the internal reservoir of mold, which is likely the source of the persistent smell. Given that black mold (likely Stachybotrys) poses health risks, and to ensure compliance with Dubai Municipality's strict health and safety standards for indoor air quality, this is not a DIY project. Improper handling will aerosolize toxins and spread the contamination. For a guaranteed solution, I strongly recommend a professional inspection and remediation.
