Is black mold in shower tenant or landlord's responsibility?« Back to Previous Page

We've been in this Marina apartment for about a year and just noticed a patch of black mold growing in the corner where the shower wall meets the ceiling. It’s been really humid lately and I think the bathroom's exhaust fan isn't strong enough. Is fixing this our responsibility as tenants, or should I be contacting the building management?

In the UAE, the responsibility for mold remediation in a rental property, such as an apartment in Dubai Marina, is typically determined by the cause of the moisture. Under standard tenancy contract provisions, landlords are responsible for maintaining the structural integrity of the property, including the building envelope and fixed mechanical systems like ventilation. If the black mold in your shower corner is a direct result of an inadequate or malfunctioning exhaust fan—a fixed building system—this falls under the landlord's obligation to rectify. The persistent high humidity and condensation common in Dubai's climate exacerbate this issue, making effective mechanical ventilation a critical landlord-provided amenity.

However, as a tenant, you are responsible for maintaining adequate ventilation during and after showers by using the fan and for routine cleaning to prevent surface mold growth due to daily activities. The first step is to formally notify your building management or landlord in writing, detailing the issue and requesting an inspection and repair of the exhaust fan. We strongly advise against attempting to remove significant mold patches yourself, as improper cleaning can aerosolize spores and exacerbate the problem.

For a definitive assessment of the mold's extent and the root cause, a professional inspection is crucial. Our certified technicians at Saniservice can conduct comprehensive testing to determine if the issue is superficial or indicative of a larger moisture problem within the wall cavity. This expert report can then be used to clearly establish responsibility with your landlord. For immediate consultation, please call us at 800-MOLDS or email hello@saniservice.com.
