Is AC mold causing our health issues in Jumeirah?« Back to Previous Page

The AC in our Jumeirah apartment has been blowing out a damp, earthy smell for the past month. I've been waking up with a stuffy nose and a sore throat that just won't go away, and my toddler has developed a persistent cough. I finally pulled the filter out and found patches of black dust around the edges. Could this mold in the AC unit be causing our respiratory issues, and who is responsible for getting it professionally cleaned, me or the building management?

Based on your description, it is highly probable that the black dust you observed is microbial growth, likely mold, and it is the direct cause of the respiratory symptoms you and your toddler are experiencing. The damp, earthy smell is a classic indicator of mold colonization within the AC system. When the AC operates, it aerosolizes these spores and mycotoxins, distributing them throughout your apartment. Continuous exposure, especially during sleep, leads to the allergic and irritant symptoms you've described: nasal congestion, sore throat, and persistent cough. Children and infants are particularly susceptible to these airborne contaminants.

In Dubai's climate, where high humidity and year-round AC use are the norm, AC units are prime locations for mold growth. Condensation within the ducts and drip pans creates a constant source of moisture, and dust accumulation provides an organic food source. This combination makes mold proliferation almost inevitable without regular, professional maintenance.

Regarding responsibility, the answer is typically defined in your tenancy contract. Generally, the building management or owner is responsible for the maintenance of the central AC system, including the main ducts and chillers. The tenant is often responsible for the maintenance of the individual AC unit within the apartment, such as cleaning the fan coil unit and replacing filters. However, if the contamination originates from the central system, the liability falls on the management.

Given the confirmed visual presence of growth and the associated health impacts, a professional inspection and remediation are strongly advised. DIY cleaning is insufficient and can aggravate the problem by dispersing spores. Our certified teams at Saniservice use specialized equipment like borescopes to inspect deep within the ductwork and employ HEPA filtration and EPA-approved disinfectants for a complete hygienization.
