How to clean and prevent mold in a windowless bathroom?« Back to Previous Page

My bathroom in our Marina apartment doesn't have a window, and lately I've started to see these black spots appearing in the grout between the wall tiles. The AC vent is in the hallway, so the room just stays damp for ages after my morning shower. We’ve lived here for 2 years and just noticed it getting worse. What’s the most effective way to clean this existing mold and what can I do daily to stop it from coming back for good?

The black spots you're observing in the grout are likely Cladosporium or Stachybotrys mold, a direct consequence of the persistent dampness in your windowless bathroom. This is an extremely common issue in Dubai due to the high ambient humidity, which is exacerbated by daily showers creating condensation without adequate ventilation.

For immediate cleaning, I advise against using bleach, as it only removes surface discoloration and does not kill the mold roots (hyphae) penetrating the porous grout. Instead, use a dedicated EPA-approved fungicidal cleaner or a solution of distilled white vinegar and water. Scrub the affected grout lines thoroughly with a stiff brush. However, this is a temporary solution if the underlying moisture issue is not resolved.

For long-term prevention, you must address the humidity. Since installing a window is not an option, your primary defense is mechanical ventilation. I strongly recommend having a high-capacity exhaust fan installed that is vented directly outside the building, not into the ceiling void. This fan should be rated for continuous operation or, at a minimum, be used for at least 30-45 minutes after every shower. Furthermore, after showering, use a squeegee on all wet surfaces to remove standing water and leave the bathroom door open to allow drier air from the air-conditioned hallway to circulate.

Given that the mold has established itself and you've noted it is getting worse, a professional assessment is prudent to determine the extent of the growth and the integrity of the underlying materials. Our certified inspectors at Saniservice use thermal imaging cameras and moisture meters to identify hidden dampness and can provide a comprehensive remediation plan to resolve this permanently.
