AC leak causing black mold and sinus issues: DIY or professional?« Back to Previous Page

The AC in our Jumeirah apartment has been leaking a bit into the carpeted bedroom closet for a couple of weeks. I've been wiping it up but now there's black speckling on the back wall and my sinuses have been constantly stuffy since it started. Is this something I can tackle with a vinegar spray myself, or is it time to call in a professional cleaning service?

Based on your description, this is a classic and serious case of microbial amplification due to chronic moisture from an AC condensate leak. The black speckling is almost certainly active mold growth, and your persistent sinus congestion is a direct health effect from inhaling its spores, a common symptom of mold exposure.

In the UAE's high-humidity climate, AC systems are the primary source of indoor condensation. A small, persistent leak creates the perfect environment for mold, especially on porous materials like drywall and carpet backing. A DIY approach with vinegar is not only insufficient but potentially hazardous. Vinegar may superficially clean visible spots but will not address the root moisture problem or the hyphal roots (mycelium) penetrating the wall. Disturbing the mold without proper containment and HEPA filtration will aerosolize a high concentration of spores, significantly worsening your indoor air quality and health symptoms.

Dubai Municipality has strict health and safety regulations for indoor environments, and improper handling can lead to cross-contamination. This requires professional assessment and remediation. A certified inspector will conduct air and surface sampling to identify the species and concentration, which is crucial for determining the correct remediation protocol. The process involves isolating the affected area with negative air pressure, safely removing contaminated porous materials (drywall, carpet), treating the underlying structure with EPA-approved biocides, and using industrial-grade HEPA air scrubbers to decontaminate the air.

Given the health symptoms and structural penetration, this is not a DIY task. I strongly recommend you cease wiping the area and contact a professional service immediately for an inspection.
