How to properly inspect and remove mold in Dubai villa?« Back to Previous Page

My kids have been coughing more than usual and I'm worried it's because of mold. I just pulled out our sofa in the living room of our villa in Jumeirah to find a few black spots along the bottom of the wall where it's always a bit damp from the AC unit. What's the best way to get a proper inspection done to find the source and make sure it doesn't come back after it's cleaned?

The black spots behind your sofa are likely mold caused by condensation from your AC unit, which is very common in Dubai villas due to our high humidity and year-round cooling. A proper inspection starts with identifying the moisture source, as simply wiping the mold away will not prevent its return.

For a situation like this, a professional inspection is recommended. A thorough inspector will use a moisture meter to measure the water content in the wall and surrounding materials, a borescope to look inside wall cavities for hidden growth, and often an infrared thermal camera to identify temperature differences that indicate dampness and condensation points. They should also perform air and surface sampling to be sent to an accredited microbiology lab; this identifies the mold species and spore concentration, which is crucial for understanding any potential health risks, especially for children.

Once the source is pinpointed—often a poorly insulated cold water pipe, a clogged condensate drain line from the AC, or inadequate wall insulation causing condensation—the remediation can be targeted. In many cases, the wall cavity needs to be opened, affected materials properly disposed of, and the area treated with specialized antimicrobial solutions. The final, critical step is fixing the underlying moisture issue, whether that means insulating pipes, repairing the AC drainage, or improving ventilation, to ensure it doesn’t recur. Always ask for a post-remediation verification test from the lab to confirm the environment has been returned to a healthy state.
