Is black mold in rental landlord's responsibility to fix?« Back to Previous Page

We've lived here for 2 years and just noticed a patch of black, fuzzy mold spreading from the corner of our master bedroom closet, right on the wall. It’s gotten noticeably worse since the humidity spiked last month. As tenants, are we responsible for the cleaning and repairs, or is it our landlord's duty to handle a potential issue like this?

Black mold in a rental property is typically the landlord's responsibility to fix, as it often indicates a structural or maintenance-related moisture issue, such as a hidden leak, poor insulation, or faulty waterproofing. Under UAE tenancy law, landlords are obligated to provide a property that is habitable and in good repair.

Your case—a patch spreading from a closet corner—strongly suggests a moisture source, like condensation from an AC unit, a leak in the external wall, or rising damp. The recent humidity spike would accelerate its growth. As a tenant, your responsibility is to report the issue to the landlord or property manager immediately in writing, with clear photos. This creates a formal record. Do not attempt to simply paint over or bleach it, as this will not address the underlying moisture problem and can disturb toxic spores.

For a confirmed black mold (Stachybotrys) issue, a professional inspection is advised to identify the exact moisture source and the extent of contamination. Remediation often involves fixing the leak, removing affected materials, and specialized cleaning. The landlord is generally responsible for these repairs. However, if the moisture problem was caused by tenant negligence (e.g., blocking AC vents, failing to use exhaust fans), the cost could be disputed. Given Dubai's climate, where high humidity and year-round AC use can create perfect conditions for mold, prompt professional assessment is key to resolving it safely and determining liability.
