Black spots on bedroom wall: leak or humidity issue?« Back to Previous Page

We’ve lived in our Jumeirah villa for 2 years and just noticed a bunch of black spots spreading on the back wall of the bedroom closet. I’m worried because it’s right up against the exterior wall and I’m wondering if this is from the humidity or something more serious like a leak. What’s the best way to handle this properly and who should I call first to get it inspected?

Black spots on a closet wall in a Jumeirah villa are almost certainly mold, and its location against an exterior wall is a classic indicator of condensation. Dubai's high humidity, combined with year-round air conditioning, creates a significant temperature differential between cool interior walls and the hot, humid exterior. This leads to condensation forming inside the wall cavity, providing the perfect damp environment for mold to grow. A leak from plumbing or the roof is also a possibility that must be ruled out.

The best first call is to a professional mold inspector, not a general handyman. A proper inspection involves using a moisture meter to quantify the dampness within the wall and identifying the exact source. They can determine if it's simply surface condensation or a more serious concealed leak. For a confirmed case like this, an IICRC-certified mold assessor is the appropriate professional to provide an unbiased diagnosis and remediation protocol.

Do not attempt to bleach or paint over it, as this will only mask the problem temporarily. The underlying moisture issue must be resolved first, or the mold will return. The inspector's report will outline the necessary steps, which may involve improving ventilation, addressing insulation flaws in the building envelope, or repairing a leak. Only after the source is fixed should the mold be remediated by a specialist to ensure it is removed safely and spores are contained.
