How to inspect AC mold in Dubai apartment walls?« Back to Previous Page

The AC in our bedroom has been making a weird damp smell for a couple of months, and now I’m seeing black speckles around the vent on the wall. With the humidity and how much we run the AC here in Dubai, I’m really worried it's mold and that it's spreading inside the walls. What's the best way to get a proper inspection that can check inside the AC unit and the ducts to find the real source?

A damp smell with visible black speckles strongly suggests microbial growth, often due to condensation from constant AC use in Dubai's humidity. The source is likely inside the AC unit's evaporator coil or the ductwork, and it can spread to surrounding wall cavities.

The most effective inspection for this involves three steps. First, a visual assessment with a borescope camera to see inside the ductwork and wall cavities around the vent without causing damage. Second, surface sampling from the speckles and air quality testing to identify the spore types and concentration levels. Finally, a specific inspection of the AC drip pan and evaporator coil, which are common moisture sources.

For a Dubai apartment, always verify the inspector holds certifications like those from the Dubai Municipality or the DHA, as they understand local building codes. A proper inspection report should provide lab-verified data on the mold species and a clear scope of the contamination, which is essential for planning any remediation and preventing recurrence. This is not a DIY job, as improper handling can disperse spores further.
