DIY mold removal or professional help needed for Dubai villa?« Back to Previous Page

Our villa in Al Barsha has had a persistent damp smell in the master bedroom closet for a couple of months, and I finally pulled everything out to find a large patch of black fuzzy mold on the back wall. We run the AC constantly but it’s clearly not enough. Is this something I can clean myself with bleach from the supermarket, or do I absolutely need to call a professional company, and what’s the ballpark cost I should expect for a job like this in Dubai?

Black mold in a Dubai villa closet is a common issue due to our high humidity and the condensation that can form on cold walls behind furniture. For a large, persistent patch, DIY with supermarket bleach is not recommended. Bleach only removes surface discoloration on porous materials like concrete or drywall; it does not kill the roots and can worsen indoor air quality by releasing spores.

Professional assessment is strongly advised for two reasons. First, a certified inspector can identify the moisture source—often a leaking pipe in the wall, rising damp, or condensation from the AC unit—which must be fixed to prevent immediate regrowth. Second, they can conduct air and surface sampling to determine the mold species and concentration, as “black mold” is often less hazardous Stachybotrys and more commonly Cladosporium or Aspergillus, which still require proper remediation.

For remediation, expect a process that includes containment of the area with negative air pressure, HEPA vacuuming, antimicrobial application, and disposal of contaminated porous materials like drywall or insulation. The cost is highly variable, depending on the extent of the damage and the required repairs, but is driven by the square footage affected and the lab testing needed to verify the cleanup’s success. Always request a detailed scope of work and a post-remediation verification report from an independent third party to ensure the job is done completely.
