For professional testing, do not disturb the area. A proper inspection involves both air and surface sampling. The air sample tests for elevated spore counts in the room compared to the outdoors, while a tape or swab sample from the wall is sent to a microbiology lab for genus/species identification. This evidence-based approach is critical. Effective removal requires addressing the root cause: the AC leak. A technician must fix the drain line or condensation pan. For remediation, the affected section of drywall must be carefully removed and disposed of, as mold roots (hyphae) penetrate porous materials. Simply wiping or spraying the surface will not prevent regrowth. Adjuvant antimicrobial treatments are applied to the cavity. The area must then be dried with industrial air movers to restore normal moisture levels.
