How to inspect for mold in a damp bedroom closet?« Back to Previous Page

Our master bedroom closet on the outside wall has a faint damp smell that we noticed after the recent heavy fog and humidity. I opened it up yesterday and found a few of our winter jackets have small black speckles on them, and the wall feels a bit cool and damp to the touch. We run the AC constantly but it doesn't seem to help this specific spot. What's the best way to get a proper mold inspection here to find the source and make sure it doesn't ruin the rest of our things?

Inspect the closet by first removing all contents to isolate the problem. The black speckles on jackets and the cool, damp wall point to condensation, a common issue in Dubai where external walls meet constant AC cooling and high external humidity. Check for a leaking pipe or AC condensation drain line running near that wall, as these are frequent culprits.

A proper inspection for a suspected hidden source should be done professionally. Look for a provider who uses a borescope to look inside wall cavities and a thermal imaging camera to identify cold spots where condensation forms. Crucially, they should perform air and surface sampling to be analyzed by an accredited microbiology lab; this identifies the mold type and concentration, which dictates the remediation protocol. Avoid companies that offer instant fixes without this diagnostic data.

For your own inspection, wipe the wall with a bleach solution (1 part bleach to 10 parts water) to clean visible growth. Use a moisture meter on the wall; a reading consistently above 17-20% indicates an ongoing moisture problem that needs fixing. After cleaning, place a portable dehumidifier or a rechargeable moisture absorber in the closet, as your central AC may not adequately circulate air in that enclosed space.
