Should Dubai building management test and treat bedroom mold?« Back to Previous Page

My kids have been coughing for a couple of weeks and I suspect it's because of the black fuzzy stuff I just found growing behind our wardrobe in the master bedroom. We’ve lived here for 2 years and just noticed it when we moved the furniture to rearrange. The wall feels a bit damp to the touch. What's the fastest way to get this professionally tested and treated here in Dubai, and is this something the building management should handle?

The damp wall and black growth behind your wardrobe is a clear sign of a moisture issue, and it's very plausible it's contributing to your children's coughing. The UAE's high humidity and year-round AC use can cause condensation within walls, especially behind large furniture that restricts airflow, creating a perfect environment for mold.

Building management is typically responsible for structural defects leading to moisture intrusion, such as leaks from external walls, roofs, or plumbing within the walls. Since the wall feels damp, the source must be identified. You should formally notify them in writing, as they are obligated to investigate and rectify structural issues. However, the testing and remediation of the mold growth itself is often the responsibility of the tenant, unless the lease states otherwise.

For the fastest professional route, engage a certified mold inspector to conduct a thorough assessment, including moisture mapping and air/surface sampling. This will identify the exact species (to confirm health risks) and the moisture source. In Dubai, look for companies with their own microbiology lab to expedite results, as external lab shipping can add days. A proper remediation plan involves fixing the moisture source first, then containing and removing the contaminated materials—not just wiping it down.

Until addressed, improve airflow in the room and avoid disturbing the growth, as this can release more spores. Keep the area dry and consider using a dehumidifier.
