How to permanently remove mold after an AC leak?« Back to Previous Page

Our AC unit in the bedroom started leaking last week, and now I'm seeing these small black spots along the base of the wall behind the wardrobe. I had maintenance fix the leak, but I'm really worried the mold will just come back with the humidity. What's the best way to treat this myself to make sure it’s completely gone for good?

Permanent removal starts with addressing the moisture source, which you've done by fixing the leak. In Dubai's climate, residual moisture trapped in walls can still feed mold growth, so the area must be completely dried.

For small spots on a non-porous surface like painted wall base, a solution of white vinegar or a diluted bleach cleaner (1 part bleach to 10 parts water) can be effective. Scrub the area thoroughly, then allow it to dry completely. However, if the mold is on porous materials like drywall, plaster, or the back of the wardrobe, complete removal is often impossible as the roots (hyphae) penetrate deep. These materials typically need to be cut out and replaced.

Given the location behind a wardrobe, there is a high likelihood of hidden growth. The most critical step is ensuring the wall cavity and any insulation are completely dry; this may require professional drying equipment like dehumidifiers and air movers to prevent recurrence. For any area larger than a square foot, or if you suspect hidden mold, a professional inspection with moisture meters and thermal imaging is advised to assess the full extent. They can also perform post-remediation verification to confirm the mold and moisture levels have been returned to a normal, safe state.
