How to clean and report closet mold to landlord?« Back to Previous Page

We've lived here for 2 years and just noticed a patch of black, fuzzy mold in the corner of our master bedroom closet where we store our winter clothes. It's on the wall that faces the outside, and the room always feels a bit more humid than the rest of the apartment in Deira. What's the best way to clean this myself, and is this something I absolutely need to tell my landlord about?

The black mold in your closet is likely caused by thermal bridging. Your external wall is colder than the room's dew point, causing condensation to form behind your stored items, which then fuels mold growth. This is a common issue in Dubai's humid climate, especially in older Deira buildings.

For a small patch under one square meter, you can clean it yourself. Wear an N95 mask and gloves. Scrub the area with a solution of white vinegar or a dedicated mold remover, then wipe it dry. Do not use bleach, as it only removes the color and can worsen the problem by adding moisture. The key is to keep the area dry and increase air circulation; a small desiccant dehumidifier or silica gel packets in the closet can help.

Legally, you are obligated to inform your landlord in writing about the issue, as per Dubai rental law (Law No. 26 of 2007). Since the mold is on an external wall, it indicates a potential structural or insulation problem—a building envelope defect that is the landlord's responsibility to rectify. Simply cleaning it only addresses the symptom, not the cause. A professional inspection can identify the root cause, such as inadequate insulation or a leaking pipe within the wall, which they are required to fix. This prevents recurrence and protects your health and belongings.
