Can I handle AC mold myself or need a pro?« Back to Previous Page

The AC in my bedroom has been leaking a bit of water onto the carpet for the last few weeks, and now I’m seeing a small black patch of mold, maybe the size of my hand, spreading out from the corner. With this humidity, it seems to be getting worse every day. How urgent is it that I get a professional to deal with this, or can I handle it myself with a trip to Ace Hardware?

A small patch like that from a recent leak can often be handled yourself if you act immediately and the underlying material is non-porous. However, the urgency comes from Dubai's high humidity, which allows mold to proliferate rapidly inside walls and under carpets, often making the visible patch just the tip of the iceberg.

For a DIY attempt, first fix the AC leak to stop the moisture source. Wear an N95 mask, gloves, and safety glasses. Clean the hard surfaces around the leak with a detergent solution. For the carpet, a thorough extraction cleaning is needed, but if the backing or underlay is wet, professional drying equipment is required to prevent regrowth. If the mold returns within a few days, the moisture has spread further than you can access.

You need a professional inspection if the patch is larger than one square meter, if the water has been leaking for weeks (suggesting significant hidden saturation), or if household members experience worsened allergies or respiratory issues. Pros use moisture meters and thermal cameras to find hidden dampness that DIY methods miss. In many villa and apartment buildings, remediation must follow DHA and DM guidelines, which a certified provider will know.
