Who is responsible for black mold by my window?« Back to Previous Page

We've lived here for 2 years and just noticed what looks like black mold spreading from the corner of our bedroom window in Silicon Oasis. It got way worse after the heavy dew last month. Our landlord is saying it's because we don't run the AC enough, but we keep it at 24. Who is actually responsible for getting this cleaned and treated?

In Dubai's climate, window condensation is the primary cause of interior mold growth, especially during high-humidity periods like the winter dew. The landlord is responsible for addressing the structural cause, which is typically inadequate insulation around the window frame or a faulty seal allowing moisture intrusion from outside. Tenant responsibilities include maintaining adequate ventilation to minimize condensation, which running the AC at 24°C can help with, but it does not fix a pre-existing building defect.
For a case of spreading black mold, a professional inspection is necessary to determine the exact moisture source. Document the issue with photos and formally notify your landlord in writing, referencing the defect. If they refuse to act, you can escalate the matter to the Dubai Land Department (DLD) or the Rental Dispute Center (RDC), as the landlord is obligated to provide a habitable property free of health hazards. The remediation process should involve fixing the leak or improving insulation, followed by proper mold removal, not just wiping it away. In our experience with Silicon Oasis properties, this is a common issue that requires a permanent fix to prevent recurrence. |
