Who is responsible for black mold in Arabian Ranches rental?« Back to Previous Page

The AC in my kids' bedroom has been leaking a bit onto the carpet for a couple of weeks, and now we’re all sneezing with itchy eyes. I’ve just pulled back the corner of the carpet and found a bunch of black spots underneath. Who is actually responsible for getting this professionally cleaned and fixed in a rented villa in Arabian Ranches, the landlord or me?

In Dubai rentals, the responsibility for mold remediation depends on the source of the problem. According to the Dubai Rental Law (Law No. 26 of 2007), the landlord is typically responsible for fixing the underlying issue—in this case, the leaking AC unit and any resulting structural damage. The tenant is generally responsible for reporting the issue in a timely manner and for any damage resulting from negligence.

Given the AC leak caused the moisture, the landlord should arrange and pay for the professional repair of the AC unit and the remediation of the mold. The constant humidity and year-round AC use in Dubai create a perfect environment for mold to flourish quickly from any leak. You must formally notify the landlord or property manager in writing about the leak and the discovered mold immediately. Provide clear photos as evidence.

For your family's health, especially with those symptoms, a professional inspection is strongly advised. The black spots need proper identification, as some molds can be more problematic than others. Do not attempt to clean significant mold growth yourself, as improper methods can aerosolize spores and worsen the problem. The remediation process should include fixing the leak, properly drying the area, and then removing the contaminated carpet and treating the subfloor.
