Black mold in bedroom: health risk and landlord's responsibility?« Back to Previous Page
|
We've lived here for 2 years and just noticed a bunch of black spots growing along the corner where the wall meets the ceiling in our master bedroom. My husband and I have both been waking up with stuffy noses and sore throats for the past month. It's right above the head of our bed in our Jumeirah Park villa.
What kind of health risks are we actually dealing with and is this something the landlord is legally required to fix immediately?

The black spots are likely Stachybotrys or Aspergillus, both common in Dubai's humid climate. They release spores that can cause the symptoms you're experiencing—stuffy noses, sore throats, and worsened allergies, especially with prolonged exposure while sleeping. For individuals with asthma or weakened immune systems, the risk of respiratory issues is higher.
Under UAE rental law (Law No. 26 of 2007), landlords are responsible for major maintenance and repairs that affect the property's usability, which includes structural issues leading to mold growth. As this is a recurring dampness problem in the wall/ceiling junction—likely from a leak or condensation from your AC—it is typically their obligation to fix the source of the moisture. Your first step is to formally notify your landlord or property management company in writing, with photos, and request immediate remediation. They should address the underlying cause (e.g., repairing a leak, improving insulation) before any mold is cleaned. For a case this severe, directly above your bed, a professional inspection is advised to identify the exact species and moisture source. Remediation often involves containment, HEPA vacuuming, and antimicrobial treatment to prevent recurrence. Until it's resolved, you can reduce exposure by wiping the area with a diluted vinegar solution (wear a mask and gloves), improving ventilation, and ensuring your AC unit is set to a consistent temperature to minimize condensation. |
