Is this dangerous black mold on my bedroom wall?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black spots spreading along the corner of our master bedroom wall where the wardrobe is. The room has felt a bit damp lately, and our AC unit is right on the other side of that wall. Is this dangerous black mold and what's the best way to get my landlord to handle this properly in Dubai?

The black spots are likely mold, which thrives in Dubai's high humidity, especially when cool AC air meets warm walls, creating condensation. While often called "black mold," the dangerous Stachybotrys species is less common than other types like Cladosporium or Aspergillus. All can cause irritation, worsening allergies or asthma, especially for vulnerable individuals. The only way to confirm the species and its risk level is through professional air and surface sampling sent to a microbiology lab for analysis.

Given the wall feels damp and the AC is adjacent, the issue is probably a combination of interstitial condensation (moisture trapped inside the wall) and potential minor leakage from the AC drain line or unit seals. This is a structural and HVAC issue, not just surface cleaning.

To get your landlord to act properly, start by formally notifying them in writing (email is best) with clear photos. Reference Dubai Law No. 26 of 2007, amended in 2013, and the Dubai Rental Code, which obligate landlords to maintain the property in a habitable condition, including addressing dampness and mold that affect health. Clearly state that the issue is likely due to a building envelope or AC fault, not tenant-caused moisture.

For leverage, you can mention that a professional inspection will be conducted to determine the root cause. Companies with certified indoor environmental consultants can provide a detailed report pinpointing the moisture source, which is powerful documentation for the landlord. They are legally required to address verified defects that impact livability. Do not attempt to clean it yourself with bleach, as this can disturb spores and only addresses the surface symptom, not the underlying moisture problem.
