Can we clean AC mold ourselves or call a pro?« Back to Previous Page

The AC unit in our master bedroom has been leaking a bit, and now I’ve spotted a patch of black, fuzzy mold on the wall behind the headboard. It’s been there for at least a couple of weeks since I first noticed the dampness. My husband thinks we can just spray it with bleach, but I’m worried it’s more serious. Is this a DIY job, or do we need to call a professional cleaning company to handle it?

A small patch on a wall from a recent leak can sometimes be addressed with a DIY approach, but proceed with caution. The primary concern is identifying and repairing the AC leak's source—without fixing the moisture issue, the mold will return quickly.
For cleaning, avoid bleach. It's mostly water, which feeds mold roots, and its fumes are hazardous indoors. Instead, use a dedicated mold cleaner or a solution of distilled white vinegar and water. Scrub the area thoroughly, dry it completely with a fan, and dispose of all cleaning materials. Always wear an N95 mask, gloves, and eye protection to avoid inhaling spores or causing skin irritation. However, given Dubai's high humidity and the fact the mold is inside from an AC unit, a professional inspection is strongly advised. AC systems can spread spores throughout the house, and what's visible on the wall is often just a small part of the problem. A certified inspector can use moisture meters and borescopes to assess the wall cavity and AC drip pan for hidden growth. In many cases, remediation requires containing the area to prevent cross-contamination, which is not a DIY task. The Dubai Municipality has specific guidelines for proper mold remediation to ensure it's handled safely and effectively. If the affected area is larger than one square meter, or if anyone in the household has respiratory issues, calling a pro is the recommended course of action. |
