How to permanently fix AC leak and prevent mold in Dubai?« Back to Previous Page

The AC in our villa in Al Barsha has been leaking a little onto the carpet in the master bedroom, and now I’m seeing these small black spots in the corner behind the curtain. We run the AC constantly but the room still feels damp, and I'm worried it's mold. What's the best way to get rid of this for good and stop the moisture from coming back, especially with our humidity?

The black spots are a clear indicator of mold growth, driven by the constant moisture from the AC leak. The damp feeling confirms high humidity is trapped, a common issue in Dubai's climate where ACs run year-round.

Permanent resolution requires a two-step process: fixing the moisture source and then addressing the mold. First, the AC leak must be repaired. This is often due to a blocked condensate drain line, a common problem from dust and microbial buildup. A qualified AC technician should clear the line, ensure the drain pan is sloping correctly, and check for any cracks. Simply cleaning the visible mold without stopping the water is a temporary fix at best.

For the existing mold, small surface areas on hard surfaces can sometimes be cleaned with a detergent solution. However, since it's on carpet and likely has penetrated the underlay, professional remediation is strongly advised. The carpet and underlying padding may need to be removed to prevent spores from spreading and to treat the subfloor. In the UAE, reputable remediation follows IICRC standards, focusing on containment and removal, not just spraying chemicals.

To prevent recurrence, control indoor humidity. Ensure your AC unit is correctly sized for the room and is effectively removing moisture from the air (dehumidifying). Using a standalone dehumidifier in particularly damp rooms can help, especially during more humid winter months. Improve air circulation by keeping furniture slightly away from walls and ensuring curtains aren't completely blocking AC vents. For verification, a professional inspection with moisture meters and, if needed, lab analysis can identify the exact mold species and the full extent of the problem.
