How to professionally clean black mold from AC vents?« Back to Previous Page

The AC in our villa in Jumeirah seems to be making a weird damp smell that's getting worse with the humidity. We just had the filters cleaned but I opened the vent in the master bedroom and could see actual black spots on the inside of the unit. How can I get this professionally cleaned and what’s the best way to stop it from coming back every summer?

Visible black mold inside your AC unit requires professional cleaning to properly address the contamination. Do not attempt to clean it yourself, as improper methods can aerosolize spores and spread them throughout your home.

A certified technician will first isolate the system to prevent cross-contamination. They should use HEPA-filtered negative air machines to contain the area and then physically remove the mold growth using specialized antimicrobial cleaners, not just surface sprays. The entire duct run and evaporator coil will need to be cleaned. The key is verifying the results; a legitimate service will provide before-and-after photographic evidence and, for severe cases, recommend post-remediation verification testing (like an air quality test) to confirm spore counts have returned to normal levels.

To prevent recurrence, the root cause must be addressed. In Dubai’s climate, the primary cause is condensation due to high humidity mixing with cold air. Ensure your AC unit is correctly sized and maintained to manage humidity levels effectively. A professional can check that the drain pans and lines are clear and sloping correctly to prevent standing water. Consider having a UV-C light system installed inside the air handling unit; these lights are highly effective at inhibiting microbial growth on coils and in the plenum. Finally, maintain a strict schedule of professional maintenance, including coil cleaning, at least twice a year—before and during the peak summer season.
