Is black mold behind wardrobe a rental emergency?« Back to Previous Page
|
My kids have been coughing and I suspect it's from the black spots I just found behind the wardrobe in our master bedroom. We've lived here for 2 years and just noticed it, but it's pretty extensive and in a dark corner where the wall meets the floor. With how humid it's been lately, I'm worried it's spreading quickly.
Is this something I need to get my landlord to deal with as an emergency, or is it okay to wait a few days for maintenance to schedule a visit?

Black mold behind a wardrobe, especially given the recent humidity and your children's symptoms, requires prompt attention but may not constitute a structural emergency. However, it is a significant health concern that should be addressed within days, not weeks.
The UAE's high humidity, particularly during summer months, creates ideal conditions for mold growth in poorly ventilated areas like behind furniture. The persistent cough you describe is a common reaction to mold spores. For infants, children, or anyone with respiratory sensitivities, prolonged exposure can worsen symptoms. Under Dubai rental law (Law No. 26 of 2007), landlords are generally responsible for maintaining the property's structure and addressing issues that affect habitability, which includes dampness and mold originating from building envelope defects like leaking pipes or faulty external waterproofing. Your first step is to formally notify your landlord or property management company in writing, with photos, to establish a record. They are obligated to investigate and remedy the source of the moisture. While you wait for their response, you can take measured steps. Do not attempt to scrub it yourself, as this can aerosolize harmful spores. Instead, keep the children out of the room and improve air circulation by moving the wardrobe away from the wall and running a dehumidifier or your AC continuously on a dry setting. Given the extent you describe and the health symptoms, a professional inspection is advisable to identify the moisture source and assess the contamination. Remediation often requires containment and specialized air scrubbing to prevent spores from spreading to other parts of the home during cleaning. You can request that the landlord hires a certified remediation company that provides before-and-after lab testing to verify the space is safe. |
