How to permanently stop black mold in a Dubai villa closet?« Back to Previous Page

We've lived in our Jumeirah villa for a couple of years, but this winter I started finding small patches of black mold in the corners of our master bedroom closet, especially on the outer wall. The room always feels a bit damp, and we run the AC constantly. I'm worried about my family breathing this in, especially my toddler. What's the most effective way to stop this from coming back after I clean it?

The black mold in your closet is likely due to condensation from the AC interacting with the warm, humid air that infiltrates from outside—a very common issue in Dubai villas, especially on outer walls. Simply cleaning the visible mold won't stop it from returning; you must address the moisture source.

Start by identifying if the dampness is from condensation or a hidden leak. Wipe the wall dry and tape a small piece of aluminum foil tightly over the spot. Check it after 24 hours: moisture on the outer foil surface points to high room humidity, while moisture behind it suggests a leak from within the wall, which requires a professional inspection.

For condensation, the core solution is controlling the humidity differential. Ensure your AC is running efficiently and set to a consistently cool temperature, ideally between 22-24°C, to reduce the room's moisture load. Improve air circulation inside the closet by installing louvered doors or a small battery-operated dehumidifier or moisture absorber. For a more permanent fix, consider adding insulation to that specific outer wall to raise its temperature above the dew point, preventing condensation from forming.

After addressing the moisture, clean the existing mold with a solution of white vinegar or a dedicated mold remover. Always wear a mask and gloves during cleaning. For a toddler in the home, it's prudent to have a lab identify the mold species to confirm the health risk level, as some types are more problematic than others.
