Is landlord responsible for sofa wall mold in rental?« Back to Previous Page

The wall behind our sofa in the Deira apartment has started showing these black, fuzzy patches, and it’s been getting worse since the humidity spiked a couple of weeks ago. My youngest has been waking up with a stuffy nose every morning and I'm starting to worry it's connected. As a tenant, am I responsible for getting this tested and treated, or is this something I need to urgently report to the landlord?

The black patches are likely active mould growth, a common issue in Dubai's high humidity, especially when combined with condensation from AC units cooling humid air. Your child's persistent stuffy nose is a strong indicator of a potential connection, as mould spores are a known respiratory irritant.

Under UAE tenancy law, the structural integrity and habitability of the property are the landlord's responsibility. This includes addressing the root cause of moisture intrusion, such as a leaking pipe, faulty waterproofing, or inadequate external sealing that allows humid air to penetrate the wall. Your responsibility as a tenant is typically to report the issue to the landlord or property management company in writing immediately, which you should do urgently.

Start by documenting the mould with clear photographs and noting the timing of your child's symptoms. This creates a record. The landlord should then arrange for a professional inspection to identify the moisture source. Simply wiping the mould away is insufficient; the underlying water issue must be fixed first, or the mould will return. Remediation involves containing the area, safely removing contaminated materials, and treating the structure with antimicrobial solutions. For health concerns, a professional assessment with lab analysis can identify the mould species and spore count, providing clarity on the potential risk. In many cases, resolving the moisture problem and properly cleaning the area can significantly reduce allergen levels and alleviate symptoms.
