Is black mold in my apartment my responsibility?« Back to Previous Page

We’ve lived in our Jumeirah Village Circle apartment for about two years, but it’s only in the last few months that this black mold has really started creeping along the grout in the shower and the ceiling. I wipe it down with bleach, but it just comes back worse a week later, especially since the weather got more humid. Is this something I’m responsible for fixing as a tenant, or should my building management handle it since it might be a ventilation issue?

In Dubai's climate, bathroom mold is primarily a humidity and ventilation issue. The black mold on your grout and ceiling is likely due to condensation from showers and year-round AC use, which creates constant moisture.

Your responsibility as a tenant typically involves routine cleaning and maintenance to prevent it. However, if the issue persists despite regular cleaning, it often points to an underlying building issue like inadequate ventilation in the bathroom exhaust system, poor sealing allowing humid air into walls, or even a hidden leak. In such cases, the responsibility may shift to the building management.

For a recurring problem that bleach can't control, a professional inspection is recommended to identify the root cause. They can determine if the exhaust fan is underpowered or blocked, check for leaks behind tiles, and assess wall moisture levels. This provides concrete evidence on whether the fix is a simple cleaning or a structural repair for the owner.

Before contacting management, document the issue with photos and notes on your cleaning attempts. For verifiable results, some companies offer surface sampling to identify the mold type and moisture mapping to pinpoint the source, which can be useful in discussions with your landlord.
