AC mold under carpet: call maintenance or cleaning company?« Back to Previous Page

Our AC unit in the bedroom has been leaking a bit for the last few weeks, but I just pulled back the corner of the carpet and found a huge patch of black and green mold underneath near the wall. It's humid and smells really earthy. What's the best way to handle this properly—should I call building maintenance first, or a specialized cleaning company?

The mold under your carpet is a serious issue that requires immediate and proper action due to Dubai's high humidity, which accelerates growth. You have a two-part problem: the AC leak (the source) and the resulting mold (the symptom).

Call building maintenance first. They are responsible for fixing the AC leak and any water damage within the building structure. The leak must be stopped completely before any cleaning begins; otherwise, the mold will return. Document the issue with photos for them.

For the mold itself, this is a job for a specialized remediation company, not general cleaners. The patch you see is likely just the surface; the backing and underpad are probably saturated, requiring professional removal and disposal. Attempting to clean it yourself can aerosolize spores, spreading them throughout your bedroom.

A proper remediation process in the UAE involves containment of the area, HEPA filtration to capture airborne spores, safe removal of contaminated materials, and antimicrobial treatment of the subfloor. After remediation, a post-verification test from an independent lab is the only way to confirm the space is safe. Given the climate, addressing the root cause—moisture from the AC—is critical to prevent rapid regrowth.
