Is black mold in AC an urgent health risk?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle has been making a weird damp smell for the last couple of weeks. I just pulled the filter out and the entire plastic housing inside the unit is covered in a black, fuzzy layer. With how humid it's been, how urgent is it to get this cleaned, like is it a call-the-landlord-right-now emergency or can it wait a few days?

Black mold in an AC unit in Dubai's climate is a significant concern that warrants prompt action, though it may not constitute an emergency requiring a midnight call. The high humidity and constant condensation in our units create an ideal environment for mold, particularly the problematic Stachybotrys (black mold) which can produce mycotoxins.

For most healthy adults, exposure typically causes allergic reactions—congestion, sneezing, or eye irritation. However, the risk escalates for infants, elderly individuals, or anyone with asthma or compromised immune systems, where it can trigger more severe respiratory issues. The urgency to address it is high because the AC is actively circulating these spores throughout your living space every time it runs.

You should notify your landlord or property management within 24-48 hours, documenting the issue with clear photos. Do not attempt to clean it yourself with bleach, as this can agitate the spores and is ineffective on porous surfaces like the plastic housing. A professional remediation team should handle it, as they will use containment procedures and specialized antimicrobial agents to properly address the growth within the ductwork and cooling coils, not just the visible surface. In the meantime, turning the AC off can help stop the spread of spores.
