How to remove black mold and stop wall dampness?« Back to Previous Page

My kids have been coughing and I suspect it's because of the black mold I just found in our master bedroom closet on the outside wall. It’s behind some stored luggage, and the wall actually feels a bit damp. We’ve lived here for 2 years and just noticed this, probably because of the recent humidity. What’s the best way to not only clean this but also stop the dampness from coming through the wall in the first place?

Black mold on a damp exterior wall in Dubai is a symptom of moisture intrusion, not just a surface issue. The dampness is likely due to a combination of the recent high humidity and a possible breach in the building's waterproofing or thermal envelope, a common challenge here where exterior walls are constantly stressed by heat and AC cooling.

For immediate cleaning on a small patch, wear an N95 mask and gloves. Scrub the area with a mixture of detergent and water, then disinfect with a solution of one part bleach to ten parts water. Ensure the room is well-ventilated. However, this is only a temporary fix. The wall must be completely dry to prevent immediate regrowth.

Stopping the dampness requires identifying the moisture source. In many UAE villas, this is due to capillary rising damp from the ground or cracks in the exterior render that allow humid air to condense on the cooler wall surface behind the insulation. The long-term solution involves a professional inspection to locate the breach. They may recommend exterior waterproofing injections or repairing the external cladding to seal it.

Given the symptoms you describe—coughing children and a persistently damp wall—a professional assessment is strongly advised. They can use moisture meters to quantify the dampness and thermal cameras to find hidden cold spots. Remediation often involves removing affected drywall to allow the cavity to dry properly before repairs. For health safety, a lab test can confirm the mold type, which guides the remediation protocol.
