Is bedroom mold under AC an emergency for toddler?« Back to Previous Page

The AC in my bedroom has been leaking a bit of water onto the carpet for a few weeks, but I kept putting off fixing it. Now I’ve just moved the bed and found a large patch of black and greenish mold underneath it, about the size of a dinner plate. My main concern is for my two-year-old who sleeps in here—is this a get-a-professional-in-tomorrow level of emergency, or can it wait a few days for the building maintenance to come by?

Yes, this is a situation that requires immediate professional assessment, especially with a toddler in the home. The combination of a persistent water leak and visible mold growth in a sleeping area creates a high-risk scenario for a young child, whose developing respiratory system is more vulnerable.

In Dubai's climate, AC condensation leaks are a primary cause of indoor mold. The high humidity provides the perfect environment for colonies to establish and release spores into the air your child breathes all night. While not all molds are toxic, many common types like Aspergillus and Cladosporium can cause significant allergic reactions, asthma exacerbation, and respiratory irritation. The size of the patch indicates an established colony.

Building maintenance will fix the leak but is not equipped for mold remediation. Their process of cleaning may inadvertently disturb the colony, causing a massive release of spores. Proper remediation involves containment, HEPA filtration to capture airborne spores, and antimicrobial treatment of the affected area and the carpet backing.

For your toddler's safety, I recommend isolating the room—keep the door closed and the child out—until a professional can inspect. Look for a provider who can conduct surface and air quality testing to identify the mold type and spore count, which dictates the remediation protocol. This is a case where a certified inspection and remediation process, backed by before-and-after lab data, is the most prudent course of action.
