How to stop AC-caused black mold in humid weather?« Back to Previous Page

The AC in my apartment in Jumeirah seems to be leaking a bit of water onto the wall, and now I’m seeing these small black spots forming in the corner of my bedroom. It’s been really humid the last few weeks and the dampness just won't go away even after I wipe it. I'm really worried it's black mold and that it's going to spread.
What's the most effective way to clean this and stop it from coming back, especially with our AC being the main cause?

Black spots near an AC vent from a leak are almost certainly mold, and Dubai's high humidity provides the perfect environment for it to thrive. The most common type is Cladosporium or Aspergillus, which appear black. True toxic "black mold" (Stachybotrys) is less common but still possible in chronically wet conditions. The immediate cause is condensation from your AC unit not draining properly.
To clean the visible growth, wear a mask and gloves. For a small area on a hard surface, scrub with a mixture of detergent and water, then wipe with a diluted bleach solution (1 part bleach to 10 parts water). Do not use bleach on drywall or porous surfaces, as it can worsen the problem by adding moisture. The wall may need to be cut out and replaced if the dampness has penetrated deeply. Stopping it from returning requires fixing the source. You must address the AC condensate leak. This typically means having an HVAC technician clear the clogged drain line or repair the drain pan. The Dubai Municipality's 'Al Sa'fat' system mandates regular maintenance of building systems, and a leaking AC unit is a violation of this code. After the leak is fixed, a dehumidifier in the room for a few days can help dry the wall structure completely. For recurring issues or if the area is larger than one square meter, a professional inspection is strongly advised. They can identify the exact mold species through lab analysis and ensure the moisture problem is fully resolved. In many Dubai apartments, the leak could originate from a neighbor's unit or a central AC system, which requires building management involvement. Simply cleaning the surface without addressing the hidden moisture will guarantee it returns. |
