How to permanently kill and prevent closet AC mold?« Back to Previous Page

The AC in my bedroom closet has been leaking a little onto the carpet for a couple of weeks, and now I'm starting to see these small black speckles around the base of the wall. I dried the area, but the smell is still musty and I'm worried it's spreading behind the skirting board. What's the most effective way to kill the mold for good and prevent it from coming back in this specific situation?

The black speckles and musty smell indicate active mould growth, which is common with AC condensate leaks in Dubai's humid climate. Drying the surface is the first step, but mould likely persists within the wall cavity and under the carpet.

For a permanent solution, the wet carpet and underlay must be removed to expose the base slab. The wall cavity behind the skirting board needs inspection for mould growth on the back of the drywall and the concrete. Surface cleaning with detergent is insufficient; affected porous materials like damaged drywall or insulation often require removal. The concrete slab must then be professionally dried and treated with an antimicrobial agent. Merely "killing" mould with a spray leaves behind allergenic residues; the goal is removal.

To prevent recurrence, the root cause—the AC leak—must be fixed by an HVAC technician. Common causes are clogged drain lines or incorrect unit levelling. After remediation, ensure the area remains dry. Using a dehumidifier in the room can help maintain humidity below 60%, countering our high outdoor humidity that infiltrates homes.

For this scenario, a professional inspection is advised to assess hidden damage. DIY attempts often spread spores. Reputable remediators use moisture meters and thermal cameras to find hidden dampness and provide a post-remediation verification test from an independent lab to confirm removal, which is a standard we adhere to for our clients.
