Black mold near AC vent: call landlord or cleaner first?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black, speckled patches spreading along the corners of our bedroom ceiling, right near the AC vent. It’s been extra humid lately and I’m worried the AC unit might be leaking moisture inside the wall. What’s the most effective way to deal with this safely, and should I call my landlord first or a professional cleaning company?

In Dubai's climate, the black speckled patches near your AC vent are likely Stachybotrys or another species thriving on chronic moisture, probably from a condensate drain line leak inside the wall or excessive humidity. The priority is stopping the moisture source; otherwise, the mold will return regardless of cleaning.

Contact your landlord first. According to Dubai rental law (RERA), the landlord is responsible for maintaining the property's structure, including fixing leaks from AC systems and associated repairs. Document the issue with clear photos and send a written request. They should arrange for an AC technician to repair the leak.

However, do not let the landlord simply paint over it. Once the moisture source is fixed, the mold itself must be properly remediated. For a small, contained area (under 1 square meter), a professional cleaning company can often handle it. For larger infestations or if the mold is inside the wall cavity—which is likely if the leak is internal—a specialized mold remediation company with proper containment protocols is necessary to prevent spores from spreading throughout your home during cleanup.

A professional inspection with moisture meters and thermal imaging can pinpoint the exact leak location and extent of growth. Lab testing can confirm the species, which is important if health symptoms are present. The combination of fixing the leak, proper remediation, and confirming the area is dry post-cleanup is the only effective solution.
