The AC in our Jumeirah villa seems to be leaking a bit of water onto the carpet in the master bedroom, and now I'm starting to see a few small black spots in the corner. It’s been super humid lately and I'm worried it's the beginning of a major mold problem. What's the best way to completely dry out the carpet and treat this myself before it gets worse, and should I get the AC unit serviced first to stop the source?

Stop the AC leak first; that is the non-negotiable first step. In Dubai's high humidity, a constant moisture source will defeat any DIY treatment. Have an HVAC technician service the unit to fix the condensate drain line blockage, which is the most common cause. Without this, the problem will recur immediately.

For the carpet, small spots from a recent leak can sometimes be managed if the backing isn't saturated. Pull the carpet back from the tack strip in that corner to expose the pad and subfloor. Use a wet/dry vacuum to extract as much water as possible, then place a high-capacity dehumidifier and air mover (fan) directly at the area for at least 48-72 hours. The carpet surface may feel dry long before the padding beneath is, which is where mold thrives.

The small black spots are likely the beginning of mold growth. After the area is completely dry, you can carefully treat the affected carpet fibers and subfloor with a solution of white vinegar or a dedicated antimicrobial cleaner. However, if the staining is more than a few square inches, if the musty odor is strong, or the leak was ongoing for more than 48 hours, the padding is likely compromised. In many villas here, this requires cutting out and replacing the wet padding and treating the concrete slab below—a job for professionals to prevent cross-contamination.

Given the humidity and potential for hidden growth inside walls or the AC system itself from the moisture, a professional inspection with moisture meters and thermal imaging is the most reliable way to confirm the full extent. They can verify the area is truly dry and not a health risk.
