Black mold behind wardrobe: contact building or hire company?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of small black spots spreading on the wall behind our bedroom wardrobe. I finally pulled the furniture out and the wall feels slightly damp and the smell is awful. What's the fastest way to get this professionally treated in Dubai, and should I contact my building management first or just hire a company myself?

Contact building management first. Dubai Law No. 6 of 2019 places responsibility on the owner (or building management representing them) to address structural issues causing dampness, like a leaking pipe or seepage from an external wall. They are obligated to investigate and fix the source of the moisture.

For the remediation itself, you will likely need to hire a specialized company yourself. Management typically handles the structural repair, not the mold cleanup. The damp wall and awful smell indicate active growth that requires professional assessment.

The UAE's high humidity and constant AC use can cause condensation within walls, creating ideal conditions for mold behind furniture. A proper remediation involves three steps: identifying and fixing the water source, physically removing the contaminated materials (e.g., cutting out and replacing the damp drywall), and thorough drying to prevent regrowth. Simply spraying bleach is ineffective and can worsen indoor air quality.

Look for a provider that offers a full process: inspection with moisture meters, a lab analysis to confirm the mold type, containment procedures to prevent spore spread, and post-remediation verification. A company with its own microbiology lab can provide the concrete data needed to confirm the issue is fully resolved.
