How to stop closet mold and moisture in Dubai villa?« Back to Previous Page

My bedroom closet on the outside wall has started getting black spots of mold on the leather bags and shoes I have stored there. We've lived in our Jumeirah villa for two years and this just popped up over the last humid month. I'm worried it will spread to our clothes and cause health issues. What is the most effective way to clean this and, more importantly, how can I stop the moisture from coming back for good?

The most effective way to clean mold from leather is to wipe it with a solution of 70% isopropyl alcohol and 30% water, then dry the items completely in a well-ventilated area away from the closet. For the closet itself, scrub the interior walls and shelves with a diluted detergent solution, but avoid bleach as it doesn't kill the roots and can damage surfaces.

Stopping the moisture is the critical part. In a Jumeirah villa, this is almost certainly due to condensation from thermal bridging. The outside wall is cooler than the humid indoor air, causing water to condense on its interior surface inside the closet. This is a common issue in Dubai's climate where we run AC year-round.

Move all items away from the outside wall to allow for air circulation. Keep the closet doors slightly ajar. A small battery-operated dehumidifier or a reusable desiccant box placed inside can help, but these are temporary measures. For a permanent solution, the wall's insulation needs to be addressed to prevent the cold bridge. This may involve injecting insulation or applying a thermal barrier coating.

In many cases, a professional inspection with a thermal imaging camera is needed to confirm the exact cold spot and moisture source before remediation. The Dubai Municipality's Building Regulations and Specifications outline requirements for preventing condensation in buildings, which a qualified contractor can address. If the mold returns after cleaning, the underlying moisture issue hasn't been solved.
