The AC in my bedroom closet has been leaking a little for a while, but now I’ve pulled back the corner of the carpet and found a patch of black, fuzzy mold on the concrete floor underneath. It’s been humid lately and I’m worried it’s spreading. Is this something I can clean with bleach myself, or do I need to call a professional company to handle it?

That black fuzzy patch is a sign of consistent moisture, likely from the AC condensate leak combined with Dubai's high humidity. The concrete floor acts as a sponge, and the carpet traps the moisture, creating an ideal environment for mold.

While a very small, surface-level patch might be manageable yourself, this situation typically warrants a professional inspection. The critical issue is that you only see the surface growth; the moisture has likely wicked further into the concrete slab and possibly the carpet backing, where it will continue to spread unseen.

Using bleach is not recommended. It is mostly water, which can feed the mold roots in porous materials like concrete, and its fumes are hazardous in an enclosed space. It also only bleaches the visible colour without addressing the root system.

For a proper assessment, a professional would use a moisture meter to determine the extent of water infiltration in the concrete and may recommend air or surface sampling to identify the mold species. This is important as some types require specific remediation protocols. Dubai Municipality has guidelines for mold and dampness in buildings, and a reputable company will follow these.

The remediation process involves containing the area, removing the contaminated carpet section, and using professional-grade HEPA vacuums and antimicrobials on the concrete. Simply cleaning the surface is insufficient if the material beneath is still wet. Until the AC leak is permanently repaired by an HVAC technician, the problem will recur regardless of cleaning.
