AC leak causing black mold: DIY or professional cleanup?« Back to Previous Page

The AC in our bedroom has been leaking a bit onto the carpet for a couple of weeks, and now I’m seeing a bunch of black spots spreading out from the wall. We’ve lived here for 2 years and just noticed it, and my husband thinks we can just spray it with bleach. Is this something we can handle ourselves, or do we need to call a professional cleaning company for this?

Black mold from an AC leak often requires a professional assessment. The visible spots are just the surface; the water has likely seeped into the wall cavity, carpet backing, and possibly the underlay, creating a larger hidden colony.

In Dubai’s climate, high humidity and constant AC use create a perfect environment for mold to thrive and recur if not fully remediated. While bleach can remove surface discoloration on non-porous materials, it’s ineffective on porous surfaces like drywall or carpet. It also doesn't address the root moisture problem or hidden growth.

For a leak persisting over weeks, the contamination is likely extensive. DIY attempts can disturb spores, spreading them to other parts of the room. A proper remediation involves identifying the leak's source, controlled containment of the area, HEPA vacuuming, and antimicrobial treatment of all affected materials—some of which may need replacement.

For a case like this, a professional inspection is strongly recommended. They can use moisture meters and thermal cameras to map the full extent of the damage and provide a protocol for safe, complete removal, which is crucial for a bedroom where you spend hours breathing the air.
