Our villa in Jumeirah 3 is only a few years old, but lately, I’ve started finding these small black speckles in the corner of my walk-in wardrobe on the ground floor. It’s the interior wall that faces the outside, and I’m worried the recent humidity is seeping in. We run the AC constantly, but it's clearly not enough.
What’s the most effective long-term solution to prevent this from coming back—should I get a dehumidifier for that room, or is this a sign I need to get the building’s external waterproofing checked first?

Start with a professional moisture inspection to identify the source. In Dubai's climate, the high humidity combined with cool interior walls from constant AC can cause condensation inside, even in new villas. This trapped moisture often leads to mould growth on interior surfaces.
The black speckles suggest surface condensation is the likely issue, but you must rule out external water intrusion first. An inspection using a moisture meter and thermal imaging can pinpoint the exact cause. If the moisture reading is high only on that wall and correlates with outdoor humidity, a dehumidifier is a strong solution. If the reading is significantly higher than other walls, it may indicate a leak or failed waterproofing membrane, requiring external repair. For long-term prevention, address the condensation. A dehumidifier for that room can effectively manage humidity levels. Ensure your AC unit is properly sized and maintained, as an overworked system may not remove enough moisture from the air. Improving ventilation in the wardrobe can also help. If the inspection confirms internal condensation, these measures should resolve it. If it reveals a construction defect with water ingress, the building's external waterproofing will need to be addressed by a specialist, as no amount of dehumidification will stop an active leak. |
