Black mold found; DIY clean or call a professional?« Back to Previous Page

My kids have been coughing for a couple of weeks and I’ve just discovered what looks like a patch of black mold behind the wardrobe in our master bedroom, probably from a hidden AC leak. I’m torn between just scrubbing it myself with bleach and calling in a professional, especially since I’m worried about it affecting our health. Is this a DIY fix or do I absolutely need to get a proper mold inspection done?

Black mold found behind furniture, especially near an AC unit, requires a professional inspection. The primary concern is not the visible patch but the hidden moisture source and potential spread within your wall or AC system. DIY cleaning with bleach only removes surface discoloration and can agitate spores, increasing airborne exposure.

In Dubai's climate, AC systems run year-round, and hidden condensation leaks are a common cause of recurrent mold. A proper inspection identifies the exact moisture source—be it a leaking drain pan, clogged condensate line, or poor insulation—and maps the full extent of contamination using moisture meters and borescopes. This is critical to prevent immediate regrowth.

For health concerns, especially with persistent coughing in children, a lab analysis of the mold sample is advised to confirm the species and its potential for producing irritants or toxins. This data informs the necessary scope of remediation.

While minor surface mold on non-porous tiles can be cleaned, your scenario—hidden, likely widespread, and connected to health symptoms—warrants a professional assessment. Reputable inspectors provide a detailed report with moisture readings and lab results, which is essential for any effective remediation plan.
