Is black mold removal a tenant or landlord responsibility?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black, fuzzy spots spreading on the wall behind the wardrobe in our master bedroom. The air has felt really damp since the last major humidity spike a few weeks ago. Is removing this black mold my responsibility as a tenant, or is the landlord required to handle and pay for the remediation?

Black mold removal responsibility in the UAE is primarily dictated by the rental contract and the cause of the moisture. The general rule is that the landlord is responsible for the building's structural integrity, while the tenant is responsible for maintaining the interior.

If the dampness and mold are due to a structural issue like a leaking pipe in the wall, a roof leak, or faulty external waterproofing, the landlord is typically obligated to repair the leak and the resultant damage. However, if the moisture is due to tenant behavior—such as insufficient use of AC leading to condensation, drying clothes indoors, or failing to ventilate bathrooms—the responsibility for cleanup often falls to the tenant.

Given Dubai's high humidity and constant AC use, condensation behind large furniture like wardrobes is a common tenant-side issue. The first step is to inform your landlord or property management company in writing with photos. They should arrange an inspection to determine the moisture source. For extensive growth, a professional inspection is advised to identify the mold species and the exact cause, as incorrect cleanup can worsen the problem.

Tackle small patches (under one square meter) yourself with appropriate safety gear (mask, gloves) and a vinegar or specialized cleaner solution. For anything larger, or if the cause is unclear, professional remediation is strongly recommended to prevent recurrence and health risks. Always document all communication with the landlord for potential reference with Dubai's Rental Dispute Center.
