Black mold under AC: DIY fix or call professional?« Back to Previous Page
|
Our bedroom AC unit in our Jumeirah Park villa has been leaking a bit for the last month, and now I’ve just pulled back the corner of the carpet and found a patch of black, fuzzy mold on the concrete underneath. It has a really strong, damp smell. What’s the absolute best way to handle this ourselves before it gets worse, or should I call a professional company right away?

Black mold under an AC unit, especially on concrete, indicates a persistent moisture problem that needs immediate attention. In Dubai's climate, high humidity and constant AC use create ideal conditions for mold growth. The leak must be fixed first; no cleaning will be effective if the water source isn't stopped.
For a small patch (under one square foot), you can attempt a DIY clean with proper precautions. Wear an N95 mask, gloves, and goggles. Scrub the area with a solution of detergent and water, then disinfect with a vinegar or diluted bleach solution. Dry the area completely with fans and a dehumidifier—this is critical in our humid environment. However, if the mold covers a larger area, has penetrated deep into the concrete, or if you smell a strong musty odor even after cleaning, it's a job for professionals. The leak may also require an AC technician to repair the drain line or insulation. Given the description of a strong damp smell and the fact it's on porous concrete, I would recommend a professional assessment. They can use moisture meters to confirm the concrete is dry and perform air testing to ensure spores haven't spread. In many villas, the mold you see is just the surface growth, and the real issue is hidden underneath or inside the walls. A certified remediation company will contain the area, use HEPA vacuums, and ensure it's properly dried to prevent rapid regrowth. |
